The cash left after a sale is the sale price less the amounts that must be paid from it. Start with your mortgage provider's current information and written professional quotes. An estate agent's suggested price is not the same as confirmed proceeds from an agreed and completed sale.

List the deductions

  • Mortgage redemption amount and any applicable charges confirmed by the lender.
  • Estate agent fee and its contract terms.
  • Legal fees, disbursements and required property documents.
  • Agreed selling expenses and moving costs you plan to fund from the sale.

Check whether each fee is fixed or percentage-based and whether VAT is included where applicable. Record costs already paid separately so they are not deducted twice. Keep the date of the mortgage figure visible because the final statement can differ.

Tax treatment depends on your circumstances; consult the official tax when selling property guidance and obtain advice where needed. The proceeds calculator performs arithmetic from your inputs and does not determine a tax liability or guarantee a selling price. Update it when the actual completion statement arrives.

Put it into practice

Use the house sale proceeds calculator to organise your own figures or next steps. Keep its assumptions alongside your plan.
